Service and loan terms

These general terms describe the principles of the loan service provided by Invest In OÜ. Specific terms are agreed in the loan contract.

1. General provisions

Invest In OÜ (reg. code 12209917, trademark Hupoteeklaen.ee) issues loans secured by real estate to private and business clients. The service is provided in accordance with Estonian law, including the Law of Obligations Act, and responsible-lending principles.

2. Applying for a loan

You can apply via the website form, by email or at an office. The applicant provides accurate data on income, obligations and collateral. The credit provider may request additional documents.

3. Affordability assessment

Before lending we assess affordability under the responsible-lending principle, reviewing income, existing obligations and collateral value. A loan is not granted if it would place the applicant in excessive debt.

4. Interest, fees and APRC

Interest and fees are agreed individually and shown in the contract and the Standard European Consumer Credit Information. The APRC shows the loan's annual total cost as a percentage. See the price list for details.

5. Collateral and mortgage

The loan is secured by a mortgage on real estate, executed at a notary and entered in the land register. The credit provider arranges the appraisal. The loan is generally up to 70% of the collateral value.

6. Repayment

The loan is repaid under the agreed schedule (annuity or equal-principal). Partial or full early repayment is possible according to the procedure set by law.

7. Right of withdrawal

A consumer borrower may withdraw from the contract within 14 days of signing by notifying us in writing. On withdrawal, the amount received plus accrued interest must be returned as set by law.

8. Payment difficulties

If you face payment difficulties, contact us as early as possible. We try to find a solution, such as a payment holiday or schedule change. Open communication helps avoid extra costs.

9. Complaints and disputes

You may submit a complaint under the complaints procedure. For an unresolved dispute, a consumer may turn to the Consumer Disputes Committee or court.
